The honest fine print.
- Does this include tax?
- No, and on purpose. Accommodation tax in Bali (PBJT, formerly PHR) is commonly 10% of the room price the guest pays. It is collected from the guest and remitted monthly by the operator, so it is not a deduction from your share. Folding it into "owner net" would understate what you actually keep. We show it as a separate note instead.
- What is a realistic owner take?
- It varies widely with your channel mix, fees, and how much you run yourself, but a well-run villa often returns roughly half of gross to the owner after commissions and operating costs. The point of the calculator is to see how your specific numbers get there, not to hit one magic figure.
- Where do the default percentages come from?
- They reflect common Bali ranges: management commission typically 15–20% of gross, OTA commission around 15–18%, and a default occupancy and rate you should change to your own. Direct bookings carry no OTA fee, which is why the OTA-share slider moves the result so much.
